Waterfront premises measurement standard

The measurement of the usable area of ​​the premises was made based on the following principles:

  1. The measurement is made at floor height within the walls finished with plaster;
  2. The measurement results are rounded to 0.01 m (one hundredth of a meter);
  3. The measurement covers all walls of the premises (external and internal load-bearing walls, partition walls and shafts);
  4. Passages in external walls, doors and windows (balcony) are not subject to measurement;
  5. The area of ​​rooms with a sloping ceiling is measured in the part higher than 1.90 m, while the remaining part measured in accordance with the floor area is included in the auxiliary area;
  6. The results of area calculations are rounded to 0.1 m2 (one tenth of a square meter);
  7. The measurement results are corrected for the thickness of the partition walls;
  8. The area for individual rooms is calculated for the area designated by the axes of the partition walls surrounding the given room and the edges of the load-bearing walls;
  9. The areas under the partition walls are included in the area of ​​the premises;
  10. The areas behind the G-K development in bathrooms are included in the area of ​​the premises;
  11. The part of the dimensions behind the G-K development in bathrooms, available for measurement and difficult to verify in any other way, will be determined based on the design dimensions;
  12. The area under the stairs leading to the mezzanines is included in the area of ​​the premises;
  13. The area under the reinforced concrete stairs leading to the next floor of the premises is included and measured like rooms with a sloping ceiling;
  14. The area under the walls and load-bearing columns inside the premises and the area within the shafts are not included in the usable area of ​​the premises, while external areas not closed on all sides, accessible from a given premises (balconies, loggias, terraces, etc.) are measured on the inner sides of balustrades, walls and other separating elements.
